Sales Terms & Conditions

The following is a list of terms and conditions that apply to offers and sales on our executive attached homes. Please review these terms and conditions prior to submitting your offer to purchase.

START DATE

  • All 22 bungalows will be available for purchase at 9:00 am on July 24, 2017.

OFFER TO PURCHASE FORMS

  • Offers are to be submitted on the Offer to Purchase form provided by Royer Homes and are available for download in the table located at the upper portion of this page. Purchasers can also get a printed version of this form from Royer Homes’ sales office at 5011A – 50 Street in Beaumont.

APPOINTMENTS

  • Due to the high level of interest in these bungalows, we are anticipating meeting with several purchasers during the initial weeks of sales and therefore recommend that you schedule an appointment prior to your visit to our sales office. Appointments can be made by calling 780-429-6111. Please choose Extension 201 for Dan Royer.

PRICING

  • All prices are firm and are as advertised. Offers will not be accepted under list price.

DEPOSITS

  • Offers are to be accompanied with a $1000 deposit cheque made payable to “Royer Homes Ltd.”. Please note that we do not accept credit cards or e-transfers. The deposit must be either by cheque or bank draft.
  • Deposits are fully refundable in the event that the offer is not accepted or if the purchaser chooses to withdraw their offer prior to acceptance. In the event that the offer is accepted, the deposit will be kept as partial payment as indicated in the offer to purchase.

SUBMITTING OFFERS

  • Offers can be scanned and emailed to dan@royerhomes.com or faxed to 780-929-9041 or submitted in person to our sales office at 5011A – 50 Street in Beaumont. Please note that our office hours are Monday through Friday 9:00 am until 5:00 pm.

MULTIPLE OFFERS

  • In the event that there are multiple offers on the same property, Royer Homes has the option to:
  1. Accept the best offer.
  2. Counter one offer while putting the other offers to the side awaiting a decision on the counter-offer.
  3. Counter one offer and reject the others.
  4. Inform all potential purchasers that other offers are “on the table” and that they may choose to do one of the following:
    1. Increase their offer.
    2. Leave their offer as it is.
    3. Withdraw their offer.

SUBJECT TO THE SALE OF EXISTING HOME

  • A purchaser may submit an offer that is conditional on the sale of their current home provided that they agree to the following terms and conditions:
  1. The purchaser agrees to list their existing home within 48 hours of acceptance of the offer.
  2. Royer Homes will continue to market the property to other potential buyers.
  3. Royer Homes may sign a second purchase agreement with a second buyer until the first purchaser gives notice that all conditions have been satisfied or waived.
  4. The purchaser gives permission to Royer Homes to disclose the existence of the purchaser’s condition.
  5. The second agreement may contain purchaser’s conditions.
  6. If Royer Homes signs a second agreement, the first purchaser must, within 48 hours of receiving notice, waive all of their conditions.

PAYMENT TERMS

  • Payment terms shall be as follows:
  1. $1,000 Initial Deposit Upon Making an Offer to Purchase
  2. $9,000 Additional Deposit Upon Removal of Conditions
  3. $100,000 When Basement is Ready for Backfill
  4. $200,000 When Interior is Ready for Drywall
  5. $150,000 When Drywall and Taping is Complete
  6. Balance Prior to Possession
  • Purchasers shall have 14 days from acceptance of offer to provide the $9,000 additional deposit to remove conditions.

TERMS AND CONDITIONS SUBJECT TO CHANGE

  • Royer Homes retains the right to change these terms and conditions at any time without notice.
